UBM lays the foundation stone for the first timber hybrid high-rise in Mainz with “Timber Peak”

Vienna/Mainz, 18. June 2024. UBM Development has proudly laid the foundation stone for the “Timber Peak” timber-hybrid tower block in the Mainz Zollhafen. This marks the first milestone just four months after planning permission was granted for the tallest timber-hybrid building in Rhineland-Palatinate. “Our strategic approach green. smart. and more. encompasses maximum building intelligence and unique architectural features, both in terms of aesthetics and flexible use of space,” says David S. Over 40 metres high, Timber Peak is the first timber-hybrid high-rise building in Mainz. On twelve floors, the building offers around 9,400 square metres of gross floor space with flexible floor plans for modern office use – and spectacular views of the harbour, the Rhine and the entire Mainz city skyline. The 8,750 square metres of office space comprises spacious rooms with natural wooden surfaces and a high level of natural light. Users who value a healthy and sustainable working atmosphere and would like to implement new workplace concepts will find spaces from 300 square metres in Timber Peak that are ideally suited for this purpose. An e-charging infrastructure for up to 40 car parking spaces is available in the basement, while a terrace on the 5th floor and a roof terrace with a panoramic view over the entire customs harbour round off the holistic concept. Completion is planned for the 4th quarter of 2025.

The use of wood in the Timber Peak development not only has a favourable impact on the ecological footprint during construction. The tower block is also sustainable in operation. An integrative low-energy concept was developed for Timber Peak that combines various renewable energy sources such as photovoltaics, geothermal energy and adiabatic cooling. The aim is to minimise energy consumption while maximising self-sufficiency and keeping costs low and predictable. If the remaining electricity requirements are also covered by renewable sources, daily operations are 100 per cent climate-neutral. DGNB Platinum certification is planned.

UBM and the Mainz Zollhafen

Timber Peak is not the first UBM project in the Mainz Zollhafen district. The “Havn” residential building is currently under construction in a prime waterside location with 44 elegant condominiums, whose landscaped roof garden with pergolas will offer uninterrupted views of the river Rhine. The “Flößerhof” project, developed in partnership with CA Immo, is also currently on the market. Timber Peak is the first of four building plots that UBM only acquired in the Mainz Zollhafen in March 2022. A total of more than 42,000 m² of floor space will be developed on these four plots, of which around 75 per cent will be residential and 25 per cent commercial/office. Following the gradual realisation of these developments, UBM expects sales revenue of more than €300 million.
