UBM receives building permit for timber hybrid high-rise Timber Peak

Vienna/Mainz, 8 February 2024. The project Timber Peak by UBM Development at Zollhafen Mainz has now been awarded a building permit. This means work on the tallest timber hybrid construction in the German state of Rhineland-Palatinate can begin before the end of February. Thomas G. At a height of over 40 metres with twelve storeys, Timber Peak offers around 9,500 square metres of gross floor area with flexible floor plans for a new way of working. With potential office sizes starting from 300 square metres, Timber Peak also creates space for individual utilisation concepts. In addition, tenants benefit from a terrace on the 5th floor as well as a rooftop terrace with spectacular panoramic views across Mainz, the Zollhafen and the Rhine landscape. Floor-to-ceiling windows allow the offices to merge with their surroundings.

It is not just the use of wood for the construction of Timber Peak which boosts its ecological footprint, however – this high-rise is also sustainable to operate. The building is heated with heat pumps (geothermal and air), while the offices are fitted with heating and cooling panels. Besides this, the basement is pre-equipped for EV charging for up to 40 car parking spaces, and the intelligent building automation technology is able to record consumption and energy efficiency data systematically. This allows users to fulfil future reporting obligations for the EU Taxonomy and other reporting obligations oriented on sustainability with largely automated methods. Gold certification from the German Sustainable Building Council (DGNB) is being pursued.

UBM and Zollhafen Mainz

Timber Peak is not the first UBM project at Zollhafen Mainz. The residential projects Waterkant and Kaufmannshof, and also a Super 8 hotel, have already been completed and sold. The project Flößerhof in partnership with CA Immo is currently under construction, with apartments already available for purchase. However, Timber Peak is the first of four sites acquired by UBM in March 2022 at Mainz’ former customs port to be realized. Altogether, these will offer over 42,000 m² floor space, of which around 75 percent are allocated to residential use and 25 percent to commercial/office purposes. When all stages of this development have been concluded, UBM anticipates sales revenue of over €300 million.
