The official groundbreaking ceremony by ARE and UBM marked the start of construction and marketing on the first privately financed condominiums in the VILLAGE IM DRITTEN.
ARE Austrian Real Estate (ARE), as the quarter developer, together with the City of Vienna, wohnfonds_wien and UBM Development (UBM) are creating a climate friendly and socially sustainable flagship project in Europe with the VILLAGE IM DRITTEN. Civil engineering activities have now started on construction field 11A for the “PEAK HOMES”, the quarter’s first privately financed residential project that will be developed jointly by ARE and UBM. The plans include compliance with ÖGNI Gold Standards through the use of sustainable building materials, component activation and resource-saving energy supplies.
“The ‘PEAK HOMES’ in the VILLAGE IM DRITTEN will be high-quality, sustainable condominiums with varying layouts directly adjoining a park. The units will be certified under ÖGNI Gold Standards, and energy supplies – similar to the entire quarter – will be provided by an innovative energy system that combines geothermal heat probes, photovoltaic equipment and district heating”, explained ARE CEO Hans-Peter Weiss.
“The strategic partnership between ARE and UBM has taken concrete form today with the groundbreaking. We also set another important signal for the industry with the preliminary building permit for the Timber Factory in Munich“, added Thomas G. Winkler, CEO of UBM Development AG.
Living on the park promenade
The PEAK HOMES – planned by Josef Weichenberger Architects – are located in the southwest of the quarter, directly on a two-hectare park. The 67 apartments are spread over eleven floors and include various layouts for singles, pairs and families ranging from 1.5 rooms with 33 square metres up to five rooms with roughly 100 square metres. In addition, each apartment will include a loggia, balcony, terrace or own garden.
Community and concentrated working under one roof
Share usable space will support contacts and social interaction between the residents. These areas include a greened roof terrace on the sixth floor, a co-working space for concentrated work outside the apartment and a common lounge with space for small parties on the first floor.
Use of local, renewable energy
The Peak Homes, together with all other construction fields in the VILLAGE IM DRITTEN, will be supplied with heat, cooling and electricity based on the climate friendly, comprehensive energy concept developed for the quarter by ARE and Wien Energie. Plans call for the on-site maximation of energy generation and consumption wherever possible. This will be realised with a combination of 500 geothermal probes, photovoltaic equipment with a total peak output of over one Megawatt and district heating. The geothermal probes will be connected with Austria’s largest energy network. The optimal use and distribution of energy in the quarter will be supported by the start-up AMPEERS ENERGY with its equipment software for load management.
The VILLAGE IM DRITTEN Quarter
The VILLAGE IM DRITTEN involves the construction of roughly 2,000 apartments, offices, commercial space and convenience shopping as well as childcare and educational facilities in Vienna’s Landstrasse. The nearly two-hectare park in the centre will serve as a relaxing refuge and have a positive effect on the entire neighbourhood. In addition to the nearly auto-free and cycle-friendly quarter design, the local infrastructure creates short routes into the city centre and supports the environmentally friendly handling of resources.
